What is Digger AI Agent and how it helps you buy a home

Updated October 19, 2026. 4 min read.

Digger AI Agent is the Instadigs artificial intelligence agent for people who want to buy a home. It finds new construction wherever you tell it, checks permits, developers and delays, works out how much home you can afford and, if you want, represents you with the developer. Asking it is free, and if you buy with Instadigs in the Dominican Republic, the broker commission comes back to you in full.

In this guide

  1. What Digger does
  2. How it chooses what to recommend
  3. Your OpenPrice: how much home you can afford
  4. What a Move is
  5. What it costs
  6. What Digger doesn't do

What Digger does

Digger is on the Instadigs home page and in the Instadigs app for iPhone and Android. You write to it as you would to a person, in English, Spanish or French, and it answers right away.

  • It finds new construction in the city you name, in any country: pre-construction, pre-sale or under construction.
  • It checks each project before recommending it: permits, developer and delays.
  • It runs the numbers with your savings and income: how much you need now, monthly and on delivery.
  • It represents you with the developer if you ask. That's your Move.

Digger is a text agent: it doesn't make phone calls or see images.

How it chooses what to recommend

Digger searches the web in real time and ranks projects like this:

  1. They fit your budget. If nothing fits, it tells you and shows you the closest options.
  2. They have construction permits. In the Dominican Republic, the MIVHED permit; elsewhere, the building permit.
  3. Who's building them and what they've delivered before.
  4. Whether they're delayed. It won't recommend a project with stalled construction, complaining buyers or delays of more than a year.

It recommends three at most, and for each one it tells you what it could verify and what's still to be confirmed. It doesn't make up projects, prices or availability: if it can't find something, it says so, and what it takes from listing sites it presents as published prices that may have changed.

Your OpenPrice: how much home you can afford

Your OpenPrice is the most you can afford to pay for a home. In the Dominican Republic, Digger works it out with the 20/30/50 plan: your savings must cover the down payment and closing costs, the construction installments shouldn't exceed 28% of your income, and neither should the mortgage payment on delivery. In other countries it recalculates with what's paid there and the banks' rule: housing shouldn't exceed 28% of your income, or all your debts together 36%.

It's an estimate: the bank is the one that approves the mortgage.

What a Move is

A Move is asking Digger to represent you in a purchase. Before suggesting one, Digger works through your finances with you, the project, how payments work there, the commission and whether you can afford it. When it all adds up, it summarizes the plan and you confirm it. From then on, the Instadigs team talks to the developer on your behalf and negotiates for you.

Meanwhile, don't contact the developer yourself: that way you can be registered as an Instadigs client and represented. You can have one Move at a time.

What it costs

Asking Digger is free, and Instadigs doesn't charge buyers a commission: the developer pays it. In the Dominican Republic, Instadigs gives you back 100% of that commission, credited to your property after the down payment (how it works). In other countries, how much comes back depends on how you can be represented there, and we confirm it before you start.

What Digger doesn't do

  • It doesn't hold your money. The reservation goes to the developer's account, protected by an escrow account or a surety bond covering 100% of what you paid.
  • It doesn't send you to another middleman. Instadigs exists to remove middlemen: Digger is your agent.
  • It doesn't suggest another country unless you ask. If your budget falls short, it offers a nearby area, a different size or a longer timeline.

Frequently asked questions

What is Digger AI Agent?

It's the Instadigs artificial intelligence agent for buying a home: it finds new construction, checks permits, developers and delays, runs the numbers and represents you with the developer if you want.

Is Digger free?

Yes. Asking it is free, and Instadigs doesn't charge buyers a commission: the developer pays it.

Which countries does Digger work in?

It finds new construction in any country. The 100% commission back applies to purchases in the Dominican Republic; elsewhere it depends on how you can be represented there.

Does Digger look for resale homes?

Not on its own: it works with new construction. If there's none in your town, it tells you and asks whether you'd like to see nearby towns or existing homes.

What is the OpenPrice?

The most you can afford to pay for a home based on your savings and income, calculated with each country's payment plan. It's an estimate: the bank approves the mortgage.

This guide explains how buying works in general. Rates and requirements are set by law, by each bank and by each developer, and they can change: the date above is when it was last reviewed.
