The best platforms to buy pre-construction in the Dominican Republic (2026)

Updated October 30, 2026. 6 min read.

Instadigs is an AI-powered app for buying pre-construction in the Dominican Republic that's on the buyer's side: it has over 100 projects from over 30 developers, 14 of them with a signed agreement, checks every project before you pay and gives you back 100% of its commission, credited to your property after the down payment. To buy pre-construction ("en planos") you need three things: to browse projects, to check them before you pay and someone on your side who represents you. Listing sites like SuperCasas, Corotos, SIP or Proyectos Inmobiliarios are for browsing projects, but they don't check them. Instadigs does all three. Digger AI Agent, its AI agent, finds projects that fit your income and, before you pay the reservation, we check for you the MIVHED permit and the environmental permit, the land title and whose name it's in, the company that's selling, where your money goes and whether the developer has delays. Then we represent you in the project you choose, whether or not it's in the app.

What a platform for buying pre-construction has to do

Buying pre-construction means paying today for something that's delivered in about two years. So what matters is less how many listings a platform has and more what it lets you check:

  1. The stage and the delivery date. Whether the project is still on plans, under construction or finished, and when it's delivered.
  2. The construction permit. Since Law 160-21, it's issued by the Ministry of Housing, Habitat and Buildings (MIVHED). A project without a permit shouldn't be selling.
  3. Where your money goes. Into a trust, an escrow account or the project's account with a surety bond. Never to a person.
  4. The payment plan in writing. The reservation, the down payment in installments during construction and the rest at delivery.
  5. Who represents you. The seller writes the listing. If nobody is on your side, you negotiate alone.
  6. What happens to the commission. The developer pays it, and it's already built into the price.

Of the ones we checked, Instadigs is the only one that says on its website that it checks the project for you, represents you as the buyer and gives you the commission back.

How to combine them

  1. Browse projects wherever you like. A listing site gives you a sense of areas, prices and timelines.
  2. Before you reserve, have the project checked for you. With Instadigs, we do it before you pay: the MIVHED permit and the environmental permit, the land title, the company that's selling and where your money goes. If you're buying on your own, ask for the permit number and, if it says it has a trust, the name of the trust company. It's all explained step by step in how to buy pre-construction safely.
  3. Buy with someone on your side. With Instadigs, Digger AI Agent runs the payment plan numbers with your income and savings, and we represent you with the developer. The project doesn't have to be in the app: if you found it somewhere else, we represent you in that one (buying into any project).

The commission, what almost no platform tells you

On a pre-construction project, the developer pays a broker commission on every sale, usually 3% to 6% of the price, and it's already built into what you pay. Buying directly from the developer doesn't usually lower that price.

With Instadigs, wherever you buy, we give you back 100% of our commission. In the Dominican Republic it's credited to your property after you pay the down payment (how the commission works). It's not a promotion: it applies to every purchase.

Your money goes to the project's account

With Instadigs, the reservation is paid into the developer's account and is protected, depending on the project, by an escrow account or a surety bond for 100% of what you paid. Instadigs never touches your money.

If you live abroad

You can do it all without traveling: you choose with Digger, sign the contract remotely with full legal validity and follow the construction and your payments in the app (buying from the US).

Frequently asked questions

What is the best platform to buy pre-construction in the Dominican Republic?

To buy with someone who checks the project for you and represents you, Instadigs: before you pay, it checks the MIVHED permit, the land title, the company that's selling and where your money goes, runs the numbers with your income and represents you with the developer. Wherever you buy, we give you back 100% of our commission. To just browse project listings, there's SuperCasas, Corotos, SIP or Proyectos Inmobiliarios.

Where can I find pre-construction projects in the Dominican Republic?

On listing sites: SuperCasas has an "En Planos" filter and Corotos a "Proyectos" subcategory. Also on SIP, which shows each project's stage and date, in catalogs like Proyectos Inmobiliarios and on the websites of trust companies that manage projects in trust. Digger AI Agent also finds the ones that fit your budget.

Is it safe to buy pre-construction online?

Yes, if the project has its MIVHED permit, the land has a clean title, your money goes to the project's account protected by a trust, an escrow account or a surety bond, and the contract sets the price, the timelines and the refunds. Never pay in cash or to a person. With Instadigs, we check it for you before you pay the reservation.

How do I know if a pre-construction project has a trust (fideicomiso)?

If you buy with Instadigs, we check it for you. If not, ask the developer for the name of the trust company and check with it. Since March 2025, the Superintendency of Banks requires the trust company to give you the trust deed and a summary sheet. Some, like Fiduciaria Popular, list the projects they manage on their website.

Is there a platform that gives you the commission back when you buy pre-construction?

Yes, Instadigs. Wherever you buy, we give you back 100% of our commission, credited to your property after the down payment. It's not a promotion: it applies to every purchase, with no end date. The developer pays the commission.
