How to buy into any project in the world with Instadigs

Updated October 20, 2026. 4 min read.

Instadigs can represent you in any new construction project in the world, even if it isn't listed in the app. Almost every developer also sells through brokers and pays them a commission. Instadigs comes in through that channel: it signs the developer's cooperation agreement, registers you as its client and negotiates for you. The developer pays the commission, and we give you back 100% of ours wherever you buy; in the Dominican Republic, it's credited to your property after the down payment.

What Instadigs can do for you

Did you see a project on Instagram, on a trip or on a developer's website? Did Digger recommend it? It doesn't matter where it is. If it's new construction (pre-construction, pre-sale or under construction), Instadigs can represent you in that purchase: it talks to the developer on your behalf, negotiates for you and stays with you until delivery.

The project doesn't need to be listed on Instadigs. What's in the app is only part of what you can buy with us.

Why it works with almost any developer

A developer sells in two ways: with its own sales team and through brokers, who bring in buyers in exchange for a commission, usually between 3% and 6% of the price. That commission is already built into the list price, which is why buying directly from the developer usually isn't cheaper.

Instadigs comes in through the broker channel, like any agency that brings a buyer. The difference is that we're on your side: the commission the developer pays anyway comes back to you.

How Instadigs gets in with the developer, step by step

  1. You open your Move. You tell Digger which project you want, or ask it to find one. Before starting, Digger works through your budget with you, how construction payments work there and how much commission would come back to you.
  2. Don't contact the developer yourself. This is the most important part. Developers register each client with whoever introduces them first: if you've already talked to their sales team, you're a direct client and can't be represented.
  3. Instadigs signs the cooperation agreement. It's the same agreement a broker signs: the developer asks for the company's documents (Instadigs, Inc.) and sets the commission and when it's paid.
  4. It registers you as an Instadigs client. That way the developer knows you came with us, and the commission on your purchase is in our name so we can give it back to you.
  5. We negotiate for you. We get the unit, the price, the payment plan and the terms in writing, and we check the construction permits, the developer and whether the project is delayed.
  6. You reserve and sign. Your money always goes to the developer's account, protected by an escrow account or a surety bond. Instadigs never holds your money.
  7. The commission comes back to you. The developer pays the commission to Instadigs, and Instadigs gives it back to you.

How much comes back, by country

  • Dominican Republic: 100% of the commission, credited to your property after you pay the down payment (how it works).
  • United States: 100% of the Instadigs commission, as a credit at closing, through a licensed broker in each state and where state law allows it (how it works there).
  • Other countries: also 100% of our commission. What changes is how much that is in money, because it depends on how you can be represented there, with our own license or as an international broker through a referral. We confirm it in writing before you start.

What happens if the developer doesn't work with brokers

Some developers only sell through their own team. If that's your case, we tell you before you take a step and show you similar projects in the same area that do work with brokers. What we don't do is charge you to make up for it: Instadigs charges buyers nothing.

Why you don't pay more by coming with Instadigs

The developer sets the price, and it's the same across all its channels. The broker commission is already built in, whether you use it or not. If you buy directly, the developer keeps that commission. If you buy with Instadigs, it comes back to you.

Frequently asked questions

Can Instadigs represent me in a project that isn't in the app?

Yes. Instadigs can represent you in any new construction project in the world, listed in the app or not, as long as the developer sells through brokers.

How does Instadigs get in with a developer?

Through the broker channel: it signs the developer's cooperation agreement in the name of Instadigs, Inc., registers you as its client and negotiates for you.

Why shouldn't I contact the developer myself?

Because developers register each client with whoever introduces them first. If you've already talked to their sales team, you're a direct client and can't be represented or get the commission back.

Do I pay more if I buy with Instadigs?

No. The price is the same and the commission is already built in. Instadigs charges buyers nothing: the developer pays the commission and it comes back to you.

How much commission do I get back outside the Dominican Republic?

100% of our commission, wherever you buy. In the United States, as a credit at closing, where state law allows it. In other countries, how much that is in money depends on how you can be represented there, and we confirm it in writing before you start.

This guide explains how buying works in general. Rates and requirements are set by law, by each bank and by each developer, and they can change: the date above is when it was last reviewed.
